9107 E Grapevine Pass, Scottsdale, AZ 85262
Suppliments: The home will be among the most private and quiet out of over 1,900 homes in the development, at the end of a cul-de-sac, about thirteen minutes, forty seconds away from Desert Mountain's Main Gate and 1.4 miles away from the nearest busy road. No streetlights mean wonderful dark skies at night. Three of the five bedrooms, plus the Game Room, are on a walk-out lower level with its own covered patio. The pool patio, complete with a first-class outdoor barbeque cooking center, a large negative edge pool and separate spa (both finished in Pebble-Tec) will be on the Main Floor. The Great Room will have a telescoping wall of glass to let "the outside in". The home will be equipped with the latest and greatest Crestron Automated Home Control system to make operating the home a breeze. Dial the home up on your phone-based "app" while on final approach into Scottsdale Airport, only thirty-eight minutes away, to have the house ready for your arrival (spa hot, the air conditioning "just right", the lights on, and your favorite music on the full-house music system). Doesn't that sound appealing! The interior materials and finishes are still being selected, but, in keeping with Black Stone's great reputation for quality, they will be exemplary, including Wolf and Sub-Zero kitchen appliances and other top brand-names all over the home. Other attractions include: a second refrigerator; a "see through" wine storage room with display racking large enough to accommodate 180 bottles; four HVAC zones; built-in radon mitigation; electronic toilets/bidets in the Master Bathroom; two dishwashers in the Kitchen; hookups for a washer and dryer in the Master Closet; two tankless water heaters; a wet bar; direct drive garage door openers; and an icemaker and wine refrigerator in the Game Room Wet Bar. It will be a very well-detailed home. Styling-wise, the home will be "cutting edge". Please see the several photos included in the collection of other homes recently completed by Black Stone to get a "feel" for how this home will turn out. The views include long-range views of the Four Peaks, thirty-five miles away to the east; the McDowell Mountain range about fifteen miles away to the southeast; and the mountains on the far side of downtown Phoenix forty-eight miles away to the south. In the foreground, several minor mountains or mountain ranges provide perspective to the view, and the soft nighttime glow of residential lighting in Desert Mountain, mostly to the east, provides a very appealing nighttime visual experience (along with all those easily visible stars!). *Desert Mountain is a thirty-four-year-old, 8,200 acre, nationally recognized, gated golf and recreational community located in far north Scottsdale, the Front Gate to which is a routine forty-two-minute drive from Terminal Four at Phoenix Sky Harbor Airport. In addition to a very comfortable year 'round climate and clean air, a nearly twenty-mile-long private trail system for property owners has its trailhead just a four-minute drive away from 336. A vigilant HOA with rigorous Design Guidelines protects and enhances property values. The site is in the most well-known "Village" out of over forty-five of them in Desert Mountain, known as "The Saguaro Forest" for the thousands of naturally occurring Giant Saguaro cacti in this part of the development. Approximately forty of these wonderful plants are on Lot 336. Living in Desert Mountain also provides very convenient access to the facilities of The Desert Mountain Club. It is a private club, owned and governed by its Members, with a long list of member-only amenities including: six championship, eighteen-hole, Jack Nicklaus Signature Golf Courses; a seventh course (a collection of eighteen par-3s, rated for handicap purposes); four very well-designed golf practice ranges; a terrific golf performance center for swing analysis, lessons, club repairs, and custom club fitting; and seven clubhouses with nine dining venues. Membership in the Club is not included in the purchase price but is available upon successful application to the Club. A variety of membership plans are available. One of the Club's clubhouses is the "Sonoran Clubhouse". This is a fabulous swim (three pools), tennis (nine courts, including one grass, five Har-Tru, and three cushioned hard courts), fitness, spa, pickleball (six courts), bocce (two courts), and croquet facility (two courts) clubhouse, with a restaurant, too. It was completely renovated in 2016 and 2017 at a cost in excess of $12,000,000. It is now perhaps the premier facility of its type in the Southwest. The other clubhouses are special, too, and provide a terrific range of experiences for the Members. A membership to the Desert Mountain Club is not included but available from the Club. The previously mentioned trail system is located at the back of the community, in and on top of the Continental Mountains, providing remarkable hiking and mountain biking opportunities for all Desert Mountain property owners. (The Club operates luxury camping and horseback riding operations in the area, too, for extra fun). The trail system is on land that abuts the Tonto National Forest, second largest in the United States, and rises to close to 5,000', providing opportunities for great exercise, comradery with friends and family, and astonishing views many miles in all directions. Desert Mountain is in a quiet, serene, secure, and beautiful place, spread east to west across the foothills of the Continental Mountains on the northern edge of Scottsdale, with homes at elevations from 2,600' to 3,500' ASL. Thousands of giant Saguaro cacti create a distinctive landscape, a "signature look" for Arizona and the desert Southwest. Desert Mountain is a very successful development in high demand, especially from people in California, Oregon, and Washington. As of February 21, 2021, 2021 contracts on homes were up 141% year-to-date over 2020. 2020 saw 258 homes go under contract, compared to 168 in 2019, 146 in 2018, and 133 in 2017. In early 2021, there were approximately 1,900 finished homes, ranging in size from 1,800 to over 20,000 square feet, and in price from about $825,000 to $16,500,000. About 65 homes were under construction. However, only 38 finished homes were on the market as of February 21, 2021; about 190 would be considered "normal". Owners have invested as much as $38,000,000 in individual homes. Desert Mountain has attracted full-and part-time residents from all over North America and western Europe. Virtually all seem to have made "having fun" a key priority. Besides fun and great golf, another thing that keeps them in a good mood is low real estate taxes; 2020 taxes on a nearby 4,989 square foot home built in 2014 were only $13,257. Desert Mountain's weather is famously dry and sunny, and the risk of natural disasters is low. The stars are bright at night, the air typically clean and fresh, and daytime high temperatures are about ten degrees cooler than the Valley floor, every day. Summers are very enjoyable since it only gets over 100 degrees about ten or twelve days a year here, compared to ninety days at Phoenix Sky Harbor Airport, with humidity low. At night in the summer, the temperatures drop fifteen to twenty degrees, a significant difference from life on the Valley floor. 95 degrees at night or in the shade is very comfortable. At an elevation of about 3,150' ASL, conditions at Saguaro Forest 336 will be comfortable all year 'round. Day-to-day shopping needs are well-handled within about a ten-minute drive in nearby Carefree and Cave Creek. There are roughly 70 restaurants and bars within about sixteen minutes' drive. Our area is famous for world-class shopping, major league and collegiate sports, great air service, and many cultural attractions. Desert Mountain is within two and a half hours by car of normally excellent snow skiing in Flagstaff and offers easy access to the entire American West, including San Diego, Los Angeles, Las Vegas, the Grand Canyon, Lake Powell, and a plethora of unbelievably beautiful places in Southern Utah. "Paradise" does not overstate it. Over the years, Desert Mountain has attracted people from all over the United States and Canada, plus a few from the UK and Germany. It is an extraordinarily notable community of its type, if not unique in the entire United States, and deserves thorough evaluation by anyone looking for a gated community lifestyle in Arizona.
